The project involves the alteration and repair of two (2) existing Type V, one- and two-story motel structures, one at 3868 Sepulveda Blvd. (3868), and an adjoining facility at 3900 Sepulveda Blvd. (3900), both located in the City of Culver City, for reuse as interim and permanent supportive housing (Project). 3868, aka Deano’s Motel, was built in the early 1960s, and will be converted into an interim housing facility for houseless people. 3900 Sepulveda Blvd. (3900), aka Sunburst Spa and Suites, was built in 1991 and will be converted into permanent supportive housing for houseless people.

The scope of the construction work included the following:

3868 Specific Scope of Work

Site

  • Slurry coat and restripe rear parking area and re-grade as required to provide two (2) ADA spaces.
  • Provide new eight (8) foot metal fencing and gate at front and rear and repair and/or replace perimeter fencing as needed with same.
  • Provide new landscaping and irrigation at front planter areas. Patch and repair low walls at these areas as required.

Accessibility/Path of Travel

  • Provide path of travel and accessible ramp from public sidewalk to reception area.
  • Provide exterior stairway handrails and visibility markings at treads to accommodate accessibility.
  • Provide one (1) new exterior elevator/accessibility lift and landings to second story exit balconies.

Exterior

  • Patch and repair stucco.
  • Repaint exterior with two-color paint job.

Exterior Exit Balconies

  • Replace deck and floor coating.

Doors and Windows

  • Repair and provide hardware as needed.

Interiors

  • Reconfigure reception area to remove existing reception desk and maximize size of area for program purposes.
  • Paint with accent colors at walls (maximum one accent wall/room) all interiors
  • Provide new LVP, and/or LVT flooring at all rooms and common areas.
  • Provide resilient flooring at utility areas.

Roof

  • Patch and repair existing roof with similar roof material.
  • Modify roof overhangs at room entries to provide code required height clearance.

Structural

  • Provide soft-story repair at open garage at rear of building.

Mechanical

  • Provide new packaged terminal AC units (PTAC) capable of providing outside air to all rooms.
  • Provide new rough openings and patching and repair of exterior and interior materials as needed at locations of new AC units.
  • Provide new code compliant exhaust fans in all spaces requiring them

Electrical

  • Provide new electrical service replacement in existing location.
  • Provide new distribution from the electrical service to all interior and exterior areas inclusive of tamper resistant receptacles, switches, and occupancy sensors as required by code.
  • Provide new wiring for light and power and fixtures at all interior and exterior areas inclusive of new LED fixtures.
  • Provide ARC/GFCI breakers for each circuit as required.
  • Provide new smoke and CO detectors at all interior rooms and areas as required by code.

Plumbing

  • Remove and replace existing distribution piping from existing service entrance.
  • Provide new sanitary piping to existing utility tap(s).
  • Replace water heater equipment.
  • Remove and replace existing lavatories and faucets and toilets with water conserving fixtures.

Fire Suppression and Alarm

  • Provide fire sprinkler and alarm system.

Security

  • Replace as required alarm panels and provide minimum twelve (12) camera CCTV system.
  • Provide bollard protection at electrical MPOE.
  • Provide smart keyless entry system at all rooms and entry points.

Signage

  • Provide code required signage inclusive of ADA signage.
  • Repair and refurbish existing monument sign.

 

3900 Specific Scope of Work

Site

  • Slurry coat and restripe parking areas and re-grade as required to provide an additional two (2) ADA spaces.
  • Provide protective bollards at front entry path of travel.
  • Provide new eight (8) foot metal fencing and gate at front and rear and repair and/or replace perimeter fencing as needed with same.
  • Provide new landscaping and irrigation at all planter areas. Patch and repair low walls at these areas as required.
  • Provide and place eight (8) 36” box trees.
  • Demolish, de-energize, and remove pool equipment, reconfigure existing outdoor shower to provide accessibility, and fill in and pave over pool with pavers.

Accessibility/Path of Travel

  • Provide handrails, tread nosings, and visibility markings at stairs to manager’s unit at second story.
  • Provide exterior stairway handrails and visibility markings at treads to accommodate accessibility.
  • Provide one (1) new exterior elevator/accessibility lift and landings to second story exit balconies.

Exterior

  • Patch and repair stucco.
  • Repaint exterior with two-color paint job.

Exterior Exit Balconies

  • Replace deck and floor coating.

Doors and Windows

  • Patch, repair, and replace as required and provide hardware as needed.

Interiors

  • Reconfigure reception/office area hallway and bathroom to provide accessibility.
  • Reconfigure path of travel to provide accessibility from interior and reception area to ground floor storage area.
  • Reconfigure second story restroom at manager’s unit to provide accessibility.
  • Provide new kitchenettes at each unit.
  • Repair and patch drywall as needed.
  • Paint with accent colors at walls (maximum one accent wall/room) all interiors
  • Provide new LVP, and/or LVT flooring at all rooms and common areas.
  • Provide resilient flooring at utility areas.

Roof

  • Tear off existing two-layer roof, patch and repair roof deck and parapets and install new roof membrane and coping.

Mechanical

  • Provide new packaged terminal AC units (PTAC) capable of providing outside air to all rooms in a like to like arrangement.
  • Provide new code compliant exhaust fans in all spaces requiring them.

Electrical

  • Provide new distribution from the electrical service to all interior and exterior areas inclusive of tamper resistant receptacles, switches, and occupancy sensors as required by code.
  • Provide new wiring for light and power and fixtures at all interior and exterior areas inclusive of new LED fixtures.
